This house for a bachelor began as a one-story workshop that occupied the entire 22’x100’ site. The owner, Steve, is an all-around creative guy, who is currently making a lot of music. A plain front facade belies the large living space behind and blends inconspicuously with the neighbors. The facade is simple stucco with GreenScreen that will eventually be covered in vines. The door is lumber reclaimed from the original building’s joists.

NYC zoning allows us to retain the nonconforming lot coverage and does not require a 30’ rear yard if we do not enlarge the building. We maintain the same FAR 1 floor area, relocating 430sf to a new 2nd floor.

The house is an urban retreat, laid out around the resulting courtyard. A single, full-length corridor from the front door and a corresponding catwalk connect spaces of varying size and 3 outdoor areas. The corridor takes a Special Wall, paneled in wood reclaimed from the demolition and lined with strut channel and Wiremold. Lighting along this wall is from fixtures made of plumbing pipe, designed by the architect. Ventilating skylights help to cool the voluminuous living space. The main bedroom is in the rear, a suite that opens up to the courtyard.

The house is heated by a radiant concrete floor. The large area of north-facing glass provides ample but diffused sunlight. The deck planks were reclaimed from the Coney Island boardwalk. Both flights of the folded steel plate stair are cantilevered from stringers embedded in the central wall. The central island/tables are on casters to enable reconfiguration for events. The den/guest room opens onto the front roofdeck, a peaceful outdoor living room.
